Project Engineer

As part of the development team, the Project Engineer will support, help oversee, and execute the completion of new construction or renovation of multifamily housing projects in San Francisco Bay Area. He or she will assist the Project Lead during preconstruction and construction in all aspects of design management, standards development, budgeting, cost review, change management, project schedule management, quality control and project reporting. The Project Engineer must learn technical knowledge, business acumen, and interpersonal skills to successfully aid the team in delivering the projects on time and on budget and meet overall project goals. Position based in San Francisco office with onsite visits.

Responsibilities/Essential Job Duties

  • Support the Project Lead with the following:
  • Conduct RFPs and Bids for selecting project team or Owner work. Evaluate proposals and bids for best value and make recommendations based on thorough analysis.
  • Help manage contractors, designers and consultants in support of the Project Lead.
  • Help manage and support project entitlement and permitting processes as required.
  • Help oversee construction project while underway; be the advocate for owner’s interest – budget, quality, schedule, and risk management. Initiate and document field directives, evaluate change orders and regularly report on project costs and progress as necessary. Help draft, review and track contracts, change order requests, track payments, inspect work progress onsite, and ensure design and construction quality control. Coordinate and communicate with major stakeholders for smooth operations and provide least amount of disruption to residents, neighbors, and Property Operations.
  • Facilitate and manage contractor start-up and close-out activities.
  • Collaborate with the Architect and Contractor to validate work completed for pay applications for inclusion into monthly draw requests.
  • Provide schedule review and validation. Create coordinated schedules for Owner work and complete Owner work accordingly.
  • Support Project Lead cost estimating review and validation.
  • Understand concepts of quality, and relationships to initial cost, schedule impact, and long-term ownership costs.
  • Aid Project Lead with quantitative and qualitative analyses of significant design decisions, including performing quantity take-offs and researching alternative solutions, as necessary.
  • Assist the contractor in maintaining logistical compliance with City departments.
  • Track completion dates and review designer and consultant documents to ensure project success.
  • Provide assistance to the development team with the following research, organizational and administrative responsibilities:
  • Update project management software database, record budgets, cash projections and schedules, and coordinate completion of work required for projects.
  • Coordinate, participate and document design and construction meetings, including preparing agendas and taking and distributing meeting minutes.
  • Assist in scheduling meetings with municipalities, neighborhood groups, design teams, and public hearings.
  • Assist project team prepare, summarize, and provide updated project information and re-forecasted financial metrics on a periodic and ad hoc basis for inclusion in presentations, investor reports, and other materials.
  • Such other tasks or assignments as may be required by management.

  • Strong Microsoft Office skills. Knowledge of Bluebeam/Acrobat and MS Project preferred

Education and/or Experience

  • Bachelor’s degree in Building Construction Management, Engineering, Real Estate or Architecture is strongly preferred.
  • Previous experience in the Engineering, Architectural or Construction fields is required.
  • 1 - 5 years of related work experience required.
