Project Manager

 

Project Manager (PM) will lead the completion of mid-sized new construction or renovation multifamily housing projects in the San Francisco Bay Area.  PM will lead preconstruction and construction in all aspects of design management, standards development, budgeting, cost review, change management, project schedule management, quality control and project reporting.  Position based in San Francisco office with onsite visits or onsite if project requires.

Responsibilities/Essential Job Duties

  • Develop and outline project goals.
  • Issue RFPs, evaluate proposals and make recommendation for selection of project team.
  • Negotiate contracts for and manage all selected contractors, designers and consultants.
  • Support project entitlement and lead the permitting processes.
  • Oversee construction project to ensure budget, quality, schedule, and risk management requirements are met.
  • Initiate field directives, evaluate change orders and regularly report on project costs and progress.
  • Review contracts, change order requests, track payments, inspect work progress onsite, and ensure design and construction quality control.
  • Coordinate and communicate with major stake holders for smooth operations and provide least amount of disruption to residents, neighbors, and Property Operations.
  • Validate pay applications for inclusion into monthly draw requests.
  • Validate project schedules and Create and update owner schedules.
  • Provide quantitative and qualitative analyses of design decisions, including performing quantity take-offs and researching alternative solutions.
  • Update project management software database, record budgets, cash projections and schedules.
  • Coordinate, participate and document design and construction meetings, including preparing agendas and taking and distributing meeting minutes.
  • Lead scheduling meetings with municipalities, neighborhood groups, design teams, and public hearings.
  • Manage compliance with approved project documents including, but not limited to: Development Agreements and Environmental Impact Report (EIR) Mitigation Monitoring and Reporting Programs (MMRP).
  • Resolve issues in a timely efficient manner.
  • Develop and deliver progress reports, proposals, requirements documentation, and presentations to various audiences, including project team, business partners, City agencies, residents, community groups, and key stakeholders throughout the entitlement and construction process.
  • Coach, mentor, motivate and supervise project and program team.
  • Provide regular and accurate design and financial updates.
  • Participate in the identification and feasibility analysis of real estate acquisitions or development sites.

Education and/or Experience

  • Bachelor's degree in Building Construction Management, Engineering, Real Estate, Architecture, or relevant training is required.
  • 7–10+ years of directly relevant work experience in construction, and delivery and overall project management of residential and commercial developments and renovations through completion in the Bay Area or other major metropolitan areas.
  • Demonstrated record of successful project management in complex situations.
