Vice President/Estimator

The Vice President will help manage and lead a San Francisco Bay Area based construction company, Neapolis Construction.  Neapolis is a growing renovator and constructor of multifamily housing projects in the San Francisco Bay Area.  The VP will lead preconstruction and construction in all aspects of estimating, bidding, bid qualification, design-build coordination, constructibility review, budget management, cost control, change management, project schedule creation and management, quality control and project reporting.

Position based in San Francisco Bay Area and may work in either on the project site or in the corporate office with visits to the project site as required.

Responsibilities/Essential Job Duties

  • Establish essential processes and procedures for successful project management and execution of each construction project from the inception through completion of each project and tailored for each project.
  • Review and analyze construction drawings to establish defined scopes of work for each.
  • Establish and qualify bidders as appropriate for bidding of each job.
  • Negotiate contracts for all selected contractors, subcontractors, suppliers, designers and consultants.
  • Manage contractors, subcontractors, suppliers, designers and consultants, supporting project preconstruction, construction and close-out processes.
  • Oversee bidding, scheduling and construction project to ensure budget, quality, schedule, and risk management requirements are met:
  • Initiate field directives, evaluate change orders and regularly report on project costs and progress.
  • Review contracts, change order requests, track payments, inspect work progress onsite, and ensure design and construction quality control.
  • Coordinate and communicate with major stake holders for smooth operations and provide least amount of disruption to residents, neighbors, and Property Operations.
  • Validate pay applications for inclusion into monthly draw requests.
  • Create, update and validate project schedules.
  • Set-up, coordinate and track submittals, requests for information, material orders/deliveries and field directives.
  • Coordinate work with on-site team and Owner.
  • Provide quantitative and qualitative analyses of design decisions, including performing quantity take-offs and researching alternative solutions and value engineering.
  • Update project management software database, record budgets, change orders (pending and approved), cash projections and schedules.
  • Coordinate, participate and document design and construction meetings, including preparing agendas and taking and distributing meeting minutes with project engineer or assistant project manager.
  • Set-up, manage and direct company and OSHA safety programs.
  • Develop and deliver progress reports, proposals, requirements documentation, and presentations to various audiences, including project team, owners, City agencies, and key stakeholders throughout the preconstruction and construction process.

Required Knowledge, Skills, and Abilities

  • Proven leadership skills.
  • Demonstrates proficient business acumen, negotiation skills, and resourcefulness.
  • Demonstrates a good understanding of vertical and horizontal infrastructure design, industry trends, planning and entitlements, and marketing issues.
  • Strong knowledge of building systems, construction processes and pricing.
  • Strong proficiency in reading construction plans and specs.
  • Ability to manage multiple simultaneous projects with a self-starting personality that can work well with limited direction.
  • Strong problem-solving skills.
  • Suitability to an entrepreneurial culture that places a premium on performance.
  • Proficiency in Microsoft Office, Bluebeam/Acrobat and MS Project.

Education and/or Experience

  • Bachelor's degree in Building Construction Management, Engineering, Real Estate, Architecture, or relevant training is required; Master’s Degree preferred.
  • 12 – 15+ years of directly relevant work experience in construction, and delivery and overall general contracting of residential and commercial developments and renovations through completion in the Bay Area or other major metropolitan areas.
  • Demonstrated record of successful project management in complex situations.
